Buying a Home
Welcome home!
After purchasing a home in Riverwood, there are a few tasks you will need to complete so you can have full access to the community.
1. The day you close, you will need to submit the following paperwork to the RCA Office either in person or via fax/email:
You can drop off the forms and warranty deed in the office, fax them to (941) 625-7806 or email them to riverwoodadmins@comcast.net. The Resident Information and Online Voting Consent forms are fillable and can be saved. Once you are here in person, you will receive a Welcome Packet with helpful information. Our office hours are Monday through Friday, 8am to 4pm.
2. Once all your new homeowner documents are entered into our system, the gatehouse will be alerted that you are a new resident. On Monday or Thursday, you can stop by the gatehouse with your personal vehicle and registration where staff will place the RFID gate access sticker on your windshield. If you are in a rental, they will not be able to issue you a RFID gate sticker.
Your photo will also be taken for your New Access Card to enter the pool and the 24-Hr fitness center doors. They are both on magnetic locks and will only open with the card.
Please Note: ID Badges and gate access stickers are issued Mondays 7am to 1pm and Thursdays 7am to 1pm.
3. Lastly, you will receive an email with your login and password to access the Riverwood Community website along with login instructions and helpful phone numbers.
Leasing a Home
An Owner has the right to lease their property in Riverwood in accordance with the Declaration of Covenants, the Neighborhood Supplemental Declaration and the laws of Charlotte County and the State of Florida.
Prior to the Lessee taking possession of the property, the owner must complete the RCA Lease Notification Form and attach a copy of the lease. There is a $25 processing fee which covers the Vehicle Gate Pass. Once the form is filled out, you can drop the form and a copy of the lease off at the office or call us at (941) 764-6663 for more information on how to submit these documents via email (riverwoodadmins@comcast.net) or US Mail.
The owner must also provide the Lessee with copies of the Covenants and Policies and Rules for Riverwood. Further, the Owner does not have a right to use the Riverwood Facilities during the period of the lessee's occupation of the owner's property.
The covenants in our neighborhoods state the duration of allowed lease periods. Review your supplemental declarations since renting for periods other than stated will result in fines.
Vehicle gate passes will be provided upon the completion of paperwork and fees have been paid. Gate passes are issued on are Monday 7 a.m. to 1 p.m and Thursday from 7 a.m. to 1 p.m. and they cannot be issued to rental cars. Gate passes will expire on the lease end date and cannot be renewed without a new Lease Notification form and a copy of the new lease.

Approved Annual Tenants will receive e-mail newsletter and e-blasts from our office. Owners will need to forward them to short-term renters.
Renting a Home
Welcome to the community of Riverwood. Riverwood is not a resort but rather is a private residential gated and “deed restricted” community.
As a tenant, you are held to the same rules and regulations that Owners must abide by. Your compliance is necessary and non-compliance will result in a fine to the owners. The covenants, rules and policies are located on the home page.
Weekly, we share newsletters and events via email. Once we receive the Long-Term Renter Form, we will add you to the eblasts. Flyers are also posted outside the Administrative Building and the Event Center.
Long-Term Renter Form- 6 Months or more leases
As a tenant, you are held to the same rules and regulations that Owners must abide by. Your compliance is necessary and non-compliance will result in a fine to the owners. The covenants, rules and policies are located on the home page.

NOTE: Landlords can send the weekly newsletters and e-blasts to short-term renters. You can also stop also by the RCA Office and ask for a printed calendar.

For Sale Signs
Approved for sale signs are allowed in the owner's yards.
Open House Signs
Open House signs are allowed on Saturday and/or Sunday from 12:00 PM to 4:00 PM. The only approved color for directional signage is green on white and white on green. Uniformed Open House directional signs may be used at the Riverwood entrance and street corners.
